Verified from Meta Ads Manager screenshots, 19 fully visible lead campaigns, Jul–Oct 2025.
The challenge
Five real estate ventures and a sales team that needed a steady flow of enquiries it could actually work.
What made it hard
Property is a high-ticket, slow decision. A cheap lead that never picks up the phone costs the sales team more time than it saves, so spend had to be judged on what reached sales, not on clicks.
The buyers weren’t in one place either. The campaign names tell the story: Hyderabad, the Gulf, Saudi Arabia, the UK and the USA.
The ventures
- Rivendell Farms
- NS Homes
- Gulmohar Villas
- Airport Town
- Gulmohar Homes
My role
I owned marketing and lead generation. The sales team owned the follow-up and the close.
What I did
- Ran the Meta ad account end to end: campaign structure, audiences, budgets and daily optimisation
- Led the marketing and design teams producing the ads
- Designed and shipped the CRM the leads landed in: capture, agent routing, follow-up cadences and pipeline
Where my part ended
Once a lead was in the CRM and routed to an agent, the sales team took it from there, through to closing. The sales figures on this page are theirs, fed by the pipeline my campaigns built.
Campaign approach
Every campaign was a lead campaign with an instant form, built around one venture, one market or one sales moment.
How the account was organised
- Named to be read at a glance: venture, market, then date or event.
GMV | HYD | 15 AUG - Kept tight: 1 to 3 ad sets and 1 to 11 ads per campaign
- Built around dates: 21 July, 15 August, a 14 September sales meet, 21 and 28 September, an October sales event, plus “Cashflow” campaigns
Where the money went
15 of the 19 campaigns spent between ₹13K and ₹1L each. October was the big month: the Saudi sales event alone took ₹17.98L, about 57% of all spend shown here, for the biggest single haul of leads (795).
Results
3,444 form leads from ₹31.75 lakh, with the best campaigns bringing leads in at ₹220 to ₹266.
Verified in the ad account
- 3,444 form leads, 19 lead campaigns, ₹31.75L spend
- ~9M views on those campaigns
- 2,649 leads at ₹520 each outside the Saudi push
- Eight campaigns under ₹400 per lead
Reported by the business
- About ₹10 crore in business from leads my campaigns generated
- About 46 plots sold by the sales team from the wider campaign pipeline, resales included
Approximate figures from my own records, pending reconciliation with the ad account and sales ledger. This is sales-team revenue, not ad-platform revenue.

Leads are Meta instant-form leads. Not included: one campaign cut off in the screenshot (GMV | RFS | 2 July) and a boosted Instagram reel (710.5K views, 2,484 profile visits for ₹7,447), which wasn’t a lead campaign.
The five ventures
Where a campaign name spells out the venture, the numbers are below. Short codes are grouped separately rather than guessed.
Airport Town
383 leads · ₹3.21L · ₹837 CPL
Two named campaigns in October. The Hyderabad “Cashflow” campaign carried it: 359 leads at ₹734. A second October push added 24 leads at ₹2,384.
Gulmohar Villas
100 leads · ₹72.7K · ₹727 CPL
“HYD Gulmohar Villas | Cashflow”, 11–19 October: 100 form leads from 222.5K views.

Campaigns coded GMV
6 campaigns · 1,123 leads · ₹3.37L · ₹300 CPL. The cheapest code in the account, including the ₹220 sales-meet campaign.
Campaigns coded RFS
6 campaigns · 825 leads · ₹3.06L · ₹371 CPL. Two of them, July and 21 September, came in at ₹227.
One more campaign carries both codes (RFS | GMV | HYD: 83 leads at ₹324). Three have no venture in the name: Saudi Oct sales event, KSA Riyadh and Kalwakurthy.
What I learned
Dated pushes were cheapest. The four cheapest campaigns all carry a date in the name: 21 July, 15 August, the 14 September sales meet and 21 September. Leads cost ₹220 to ₹266.
Volume and cost pull against each other. The Saudi sales event brought the most leads of any campaign, 795, at ₹2,261 each, ten times the best campaigns. Worth it only if those buyers close, and that answer lives in the sales ledger, not in Ads Manager.
Some tests just don’t work. Kalwakurthy spent ₹90K for 6 leads and a West test spent ₹4.4K for 1. Both are paused. Knowing when to stop is part of the job.
Own the handoff. Building the CRM the leads landed in meant I could see which campaigns fed real conversations, not just form fills.
